Right to purchase property by foreigners
📌 1. Legal basis
In Northern Cyprus (TRNC), foreigners are allowed to purchase property, but this is subject to specific laws and restrictions:
The Immovable Property Acquisition and Long-Term Lease (Foreigners) Law 52/2008 regulates the conditions for foreign property purchases.
Every purchase must be approved by the Council of Ministers of TRNC (Permission to Purchase – PTP).
📌 2. Ownership restrictions for foreigners
✅ A single foreigner may own:
1 apartment or flat, or
1 house with land up to a maximum of 1 donum (approx. 1,338 m²), or
1 plot of land up to 1 donum (cannot be agricultural or military land).
📌 3. Ownership of multiple properties
To purchase multiple properties or larger plots, it is necessary to:
Establish a local company (TRNC Ltd.).
This company can purchase property for business purposes but is subject to different tax and legal obligations.
📌 4. Permission to Purchase (PTP)
✅ What is a PTP?
A permit issued by the Ministry of Interior of TRNC allowing registration of the property in the name of a foreign national.
✅ Process:
Submitted by the buyer’s lawyer after signing the sales agreement.
Checks include:
- Buyer’s good conduct (police clearance).
- Property location (must not be near military zones).
Processing time: approximately 6–12 months.
📌 5. Practical warnings
⚠️ Without a granted PTP, the property cannot be registered in the buyer’s name, even if the sales agreement was signed or payment made.
⚠️ All purchases should be carried out through a qualified lawyer to ensure:
- Validity of the sales agreement.
- Protection against fraud or purchasing properties without building permits.
