Notary, lawyer and contract registration fees in Southern Cyprus

⚖️ Basic information
In Southern Cyprus, property purchases are carried out exclusively through a licensed lawyer / advocate.
There is no separate notary profession – the lawyer acts as a notary and certifies signatures.

All documents, certifications, and registrations are handled through:

  • The buyer’s lawyer,
  • The District Land Office,
  • The Tax Office (for stamp duties and certificates).

💡 Most lawyers in Cyprus offer a fixed package – covering everything from verification to title transfer.


2️⃣ Notary certifications
There is no separate notary office as in Slovakia/Czechia.

Signatures, translations, and apostilles are done by the lawyer or the District Office.

3️⃣ Sales Agreement registration
Every sales agreement must be registered with the District Land Office within 60 days of signing; otherwise, the buyer loses legal protection.

Process:

  • Lawyer submits the contract to the Land Registry
  • Land Registry registers it as a “Specific Performance Contract”
  • Buyer obtains legal rights to future ownership transfer, even if the developer later goes bankrupt

💡 Registration is mandatory, even for off-plan projects.


4️⃣ When the lawyer is paid
Usually in two phases:

  • 50 % after signing the reservation agreement
  • 50 % after registration of the SPA at the Land Registry

Some lawyers request full payment after signing SPA if they also handle the title transfer.


5️⃣ Fees for Title Deed transfer
After project completion and full payment:
