Fees for connection of water, electricity and utilities
🏡 Basic information
After purchasing or completing a property in Southern Cyprus, the new owner must register utilities in their name.
The process is simple but requires a personal visit to the offices or authorization via a lawyer.
In Cyprus, all utilities are billed individually – each apartment or house has its own electricity and water meter.
1️⃣ Electricity – Electricity Authority of Cyprus (EAC)
🔌 Electricity registration
Managed by the Electricity Authority of Cyprus (EAC) – a state company.
Registration is done at the nearest branch (e.g., Larnaca, Limassol, Paphos).
Required documents:
- Copy of Title Deed or Sales Agreement
- ID card / passport
- Completed “Application for Supply” form
- If it’s a rented property – rental agreement
💡 If the buyer is not present, registration can be done by a lawyer with power of attorney.
💶 Fees

The deposit is refunded after disconnection or transfer of the meter.

Average bill: 80 – 150 € / month (higher in summer due to AC)
💡 EAC allows online payments and consumption tracking via eac.com.cy.
2️⃣ Water – Water Board (Municipal Water Department)
🚰 Water registration
Managed by local water authorities (Water Board) – each city has its own office.
Required documents:
- Title Deed or Sales Agreement
- Passport or ID
- Completed registration form
- Proof of address

💡 In some cities (e.g., Paphos, Limassol) water is billed quarterly.
When transferring a water meter, the current reading must be reported; otherwise, the new owner may pay for the previous owner’s usage.
3️⃣ Local municipality fees
These fees are charged by the city or municipality (Municipality / Community Council).
Usually paid annually, and the invoice is sent by mail to the property address.

💡 Installation usually takes 3–5 days, but in new projects the infrastructure may already be ready at handover.
5️⃣ Practical procedure for the new owner
After taking over the property, request the developer for a “handover form” with the meter readings.
With this document, visit:
- EAC for electricity
- Water Board for water
- Municipality / Sewerage Board for local fees
Pay the deposits (cash or card).
First bills arrive within 1–2 months.
