When purchasing property in Northern Cyprus (TRNC – Turkish Republic of Northern Cyprus), you will encounter several types of title deeds and documents such as tahsis.
The differences between them have a significant impact on legal security, value, and future resale potential.
⚠️ 1️⃣ Tahsis (Allocation / Preliminary Assignment)
Tahsis is a preliminary allocation of a property to a specific person or company – it is a temporary document, not a full title deed.
🔹 What it means
The buyer is entitled to a specific unit (e.g., an apartment) in a project, but does not yet have an official Title Deed registered in the Land Registry.
The developer confirms that the apartment or land is reserved for that buyer.
🔹 When it is used
- In projects under construction,
- During the initial sales phase (pre-final approval),
- For state or developer land allocations.
❌ Important:
Tahsis is not full ownership – it serves only as confirmation of future transfer.
An official Separate Title Deed is issued only after project completion and registration.
📜 2️⃣ Separate Title Deed
A Separate Title Deed is a full and legally recognized ownership document.
It is registered in the Land Registry and confirms that the property has:
- its own parcel number,
- exact boundaries,
- and the owner’s name.
🔹 It contains:
- Owner’s name,
- Size of the parcel or apartment,
- Exact location,
- Type of title (Turkish / Exchange / TMD),
- Signature and stamp of the Land Registry.
✅ Significance:
- Allows sale, gifting, inheritance, or mortgaging,
- Serves as definitive proof of ownership – without it, ownership is considered incomplete.
💡 All new developments first have tahsis, and only after final approval do they receive a Separate Title Deed.

There are several types of ownership titles, differing by land origin, legal status, and level of security.
🟢 a) Turkish Title Deed (Pre-1974 Turkish Title)
The safest and most valuable type.

Property that belonged to a Turkish Cypriot before the island’s division in 1974.
🔐 Security:
- 100% legally recognized,
- No claims by Greek Cypriots,
- Internationally accepted (Turkey, TRNC, and UK courts).

🟩 b) Exchange Title Deed (Esdeger Title)
Very secure and commonly used in developer projects.

Property acquired by a Turkish Cypriot in exchange for property they owned in the southern part of the island after 1974.

- Recognized by the TRNC government and courts,
- Turkey guarantees compensation in case of future reunification,
- Considered long-term safe and standard ownership.
💰 Price: Cheaper than Turkish Title, but still highly secure.
💡 Most common type among foreign investors.
🟡 c) TRNC Title Deed (TMD / Grant Land / Tahsis Land)
Cheapest, but legally limited ownership.

Land or property allocated (tahsis) to TRNC citizens or veterans as compensation,
or land seized without exchange for Greek land after 1974.

- Legally recognized only by TRNC and Turkey,
- Not internationally guaranteed,

🟣 d) Foreign Title Deed
Rare but highly valuable type of ownership.

Property that belonged to a foreign citizen (e.g., British) before 1974
and ended up in the Turkish part of the island after division.
🔐 Security:
- Same security as Turkish Title,
- Fully recognized outside TRNC,
- Often luxury villas or land near the sea.
💰 Price: Highest, along with Turkish Title.
