Purchasing land can be an ideal choice for those who want to:

  • build their own home,
  • invest in development (construction of multiple apartments or villa complexes),
  • or hold land as a long-term investment (land value typically grows by approximately 6–10% annually).

1️⃣ Types of Land in Cyprus

  • maximum number of floors and building height.

3️⃣ Land Verification Before Purchase (Due Diligence)
Legal verification is absolutely essential when buying land because:

  • not all land parcels have direct access to a public road,
  • they may have liens, disputes, or building restrictions,
  • some are only agricultural, making legal construction impossible.

A lawyer will verify:
✅ valid Title Deed,
✅ parcel number and boundaries,
✅ existence of liens or encumbrances,
✅ zoning and building permissions,
✅ connection to infrastructure (water, electricity, sewage, road).

💡 If a land parcel lacks road access, the authorities will not issue a building permit.


4️⃣ VAT and Taxes on Land Purchase
Since 2018, a 19% VAT applies in Southern Cyprus on land intended for construction.

5️⃣ Transfer of Ownership (Land Transfer)
The process is similar to buying an apartment or house:

  • Sign the Sales Agreement – lawyer verifies all details.
  • Register the agreement with the Land Registry.
  • Pay the Transfer Fee.
  • Receive a new Title Deed in the buyer’s name.

6️⃣ Building Permit

Approval time: 3 – 9 months (depending on the region).


7️⃣ Connection to Infrastructure
When purchasing land, check the availability of:

  • electricity (EAC),
  • water (Water Board),
  • sewage system,
  • access road.

💡 If the infrastructure is not already in place, the new owner is responsible for the connection – costs can range from €2,000 to €5,000 depending on the distance.


8️⃣ Investment Potential of Land
Land prices increase annually on average:

  • +6–8% in residential zones,
  • +10–15% in tourist areas (e.g., Ayia Napa, Paphos).

9️⃣ Most Common Buyer Mistakes

⚠️ land located in a protected zone (e.g., Natura 2000, archaeological zone),
⚠️ missing ownership rights (joint ownership without division),
⚠️ agreement not registered with the Land Registry.
