24 mesiacov<\/strong> po ukon\u010den\u00ed projektu.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\">3\ufe0f\u20e3 <strong>K\u00fapa nehnute\u013enosti bez vydan\u00e9ho listu vlastn\u00edctva<\/strong><br\/>Na Cypre je be\u017en\u00e1 <strong>k\u00fapa nehnute\u013enosti pred vydan\u00edm listu vlastn\u00edctva<\/strong> (tzv. off-plan alebo new development).<br\/>V tomto pr\u00edpade <strong>kupuj\u00faci podp\u00ed\u0161e<\/strong> k\u00fapnu <strong>zmluvu<\/strong>, ktor\u00e1 sa zaregistruje v katastri nehnute\u013enost\u00ed a chr\u00e1ni vlastn\u00edcke pr\u00e1va kupuj\u00faceho a\u017e do vydania listu vlastn\u00edctva.<\/p>\n\n<p class=\"wp-block-paragraph\">\ud83d\udcdc Registr\u00e1ciou zmluvy kupuj\u00faci z\u00edskava <strong>pr\u00e1vo na<\/strong> konkr\u00e9tne <strong>plnenie &#8211;<\/strong><br\/>pr\u00e1vnu ochranu, ktor\u00e1 zabezpe\u010duje, \u017ee developer nem\u00f4\u017ee nehnute\u013enos\u0165 preda\u0165 nikomu in\u00e9mu alebo ju zalo\u017ei\u0165.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\">4\ufe0f\u20e3 <strong>Ako skontrolova\u0165, \u010di boli k projektu vydan\u00e9 listy vlastn\u00edctva<\/strong><br\/>Pr\u00e1vnik kupuj\u00faceho m\u00f4\u017ee overi\u0165 stav vlastn\u00edckeho pr\u00e1va <strong>priamo na ministerstve pozemkov<\/strong> a geod\u00e9zie pomocou \u010d\u00edsla parcely.<br\/>Skontroluj\u00fa:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>\u010ci existuje individu\u00e1lny list vlastn\u00edctva,<\/li>\n\n\n\n<li>\u010ci je pozemok bez z\u00e1\u0165a\u017e\u00ed (hypot\u00e9ky, z\u00e1lo\u017en\u00e9 pr\u00e1va, spory),<\/li>\n\n\n\n<li>\u010di boli vydan\u00e9 v\u0161etky povolenia,<\/li>\n\n\n\n<li>Ak nie, v akom \u0161t\u00e1diu je proces vyd\u00e1vania.<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">\ud83d\udca1 Seri\u00f3zni developeri vo svojich ponuk\u00e1ch zverej\u0148uj\u00fa stav vlastn\u00edckych pr\u00e1v &#8211;<br\/>, napr. &#8222;K dispoz\u00edcii s\u00fa samostatn\u00e9 listy vlastn\u00edctva&#8220; alebo &#8222;V procese delenia&#8220;.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\">5\ufe0f\u20e3 <strong>Prevod vlastn\u00edckeho pr\u00e1va<\/strong><br\/>Po vydan\u00ed vlastn\u00edckeho pr\u00e1va m\u00f4\u017ee developer previes\u0165 vlastn\u00edctvo na kupuj\u00faceho:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>Advok\u00e1t pod\u00e1va <strong>\u017eiados\u0165 o prevod,<\/strong><\/li>\n\n\n\n<li>Kupuj\u00faci plat\u00ed <strong>poplatok za prevod (<\/strong> ak sa uplat\u0148uje),<\/li>\n\n\n\n<li>Kataster nehnute\u013enost\u00ed vyd\u00e1 nov\u00fd <strong>list vlastn\u00edctva na<\/strong> meno kupuj\u00faceho.<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">Po tomto kroku sa kupuj\u00faci st\u00e1va ofici\u00e1lnym vlastn\u00edkom a nehnute\u013enos\u0165 m\u00f4\u017ee by\u0165:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>predan\u00e9,<\/li>\n\n\n\n<li>obdarovan\u00fd,<\/li>\n\n\n\n<li>zastaven\u00e9,<\/li>\n\n\n\n<li>zdeden\u00e9 bez obmedzen\u00ed.<\/li>\n<\/ul>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\">6\ufe0f\u20e3 <strong>Rizik\u00e1 pri k\u00fape bez vydan\u00fdch titulov<\/strong><br\/>\u26a0\ufe0f Developer e\u0161te nemus\u00ed z\u00edska\u0165 v\u0161etky povolenia.<br\/>\u26a0\ufe0f Projekt m\u00f4\u017ee by\u0165 financovan\u00fd bankov\u00fdm \u00faverom (hypot\u00e9ka alebo z\u00e1lo\u017en\u00e9 pr\u00e1vo).<br\/>\u26a0\ufe0f Oneskorenie vydania vlastn\u00edckych titulov je be\u017en\u00e9 &#8211; zvy\u010dajne 1 &#8211; 2 roky po dokon\u010den\u00ed.<br\/>\u26a0\ufe0f Niektor\u00ed kupuj\u00faci nepo\u010dkali na vydanie vlastn\u00edckych titulov a predali k\u00fapnu zmluvu in\u00fdm osob\u00e1m &#8211;
