ofici\u00e1lnym dokumentom o vlastn\u00edctve, <strong>ktor\u00fd<\/strong> vyd\u00e1va okresn\u00fd pozemkov\u00fd \u00farad.<br\/>Bez z\u00e1pisu do katastra nehnute\u013enost\u00ed nie je prevod pr\u00e1vne platn\u00fd, a to ani v pr\u00edpade, \u017ee bola podp\u00edsan\u00e1 a zaplaten\u00e1 k\u00fapno-predajn\u00e1 zmluva (SPA).<\/p>\n\n<p class=\"wp-block-paragraph\">Proces prevodu vlastn\u00edctva sa naz\u00fdva <strong>Transfer of Title Deed a<\/strong> vykon\u00e1va sa po splnen\u00ed v\u0161etk\u00fdch zmluvn\u00fdch a da\u0148ov\u00fdch povinnost\u00ed kupuj\u00faceho aj pred\u00e1vaj\u00faceho.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\">1\ufe0f\u20e3 <strong>Pri prevode vlastn\u00edctva<\/strong><\/p>\n\n<ul class=\"wp-block-list\">\n<li>Po \u00faplnom zaplaten\u00ed k\u00fapnej ceny (alebo spl\u00e1tkov\u00e9ho kalend\u00e1ra)<\/li>\n\n\n\n<li>Po zaplaten\u00ed v\u0161etk\u00fdch dan\u00ed (kolkovn\u00e9, DPH, poplatok za prevod &#8211; ak sa uplat\u0148uje)<\/li>\n\n\n\n<li>Ak developer alebo pred\u00e1vaj\u00faci vydal samostatn\u00e9 listy vlastn\u00edctva<\/li>\n\n\n\n<li>Po udelen\u00ed povolenia na nadobudnutie (schv\u00e1lenie Radou ministrov) &#8211; pre kupuj\u00facich mimo E\u00da<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">Pr\u00e1vnik potom pod\u00e1 \u017eiados\u0165 o prevod na okresn\u00fd pozemkov\u00fd \u00farad.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\">2\ufe0f\u20e3 <strong>Dokumenty potrebn\u00e9 pre kataster nehnute\u013enost\u00ed<\/strong><br\/>Pre prevod vlastn\u00edctva je potrebn\u00e9 predlo\u017ei\u0165 tieto dokumenty:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>K\u00fapno-predajn\u00e1 zmluva &#8211; zaregistrovan\u00e1 v katastri nehnute\u013enost\u00ed do 60 dn\u00ed od podpisu<\/li>\n\n\n\n<li>Doklad o zaplaten\u00ed k\u00fapnej ceny (potvrdenie banky\/potvrdenie o \u00faschove)<\/li>\n\n\n\n<li>List vlastn\u00edctva pred\u00e1vaj\u00faceho<\/li>\n\n\n\n<li>Potvrdenia o zaplaten\u00ed dane (potvrdzuj\u00face, \u017ee nehnute\u013enos\u0165 nem\u00e1 \u017eiadne da\u0148ov\u00e9 nedoplatky).<\/li>\n\n\n\n<li>Doklad o zaplaten\u00ed kolkovn\u00e9ho a DPH<\/li>\n\n\n\n<li>Doklady toto\u017enosti kupuj\u00faceho a pred\u00e1vaj\u00faceho<\/li>\n\n\n\n<li>Pre kupuj\u00facich mimo E\u00da &#8211; schv\u00e1lenie Radou ministrov \/ okresnou spr\u00e1vou<\/li>\n<\/ul>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\">3\ufe0f\u20e3 <strong>Kataster nehnute\u013enost\u00ed &#8211;
