F\u00f6ldhivatal \u00e9s d\u00edjak D\u00e9l-Cipruson"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">\ud83c\udfdb\ufe0f <strong>Alapinform\u00e1ci\u00f3k<\/strong><br\/>D\u00e9l-Cipruson az ingatlanok tulajdonjog\u00e1t <strong>a tulajdonjogot<\/strong> egy tulajdoni lap <strong>igazolja, amely<\/strong> a k\u00f6rzeti f\u00f6ldhivatal \u00e1ltal ki\u00e1ll\u00edtott hivatalos tulajdonjogi dokumentum.<br\/>A f\u00f6ldhivatali bejegyz\u00e9s n\u00e9lk\u00fcl az \u00e1truh\u00e1z\u00e1s nem joger\u0151s, m\u00e9g akkor sem, ha az ad\u00e1sv\u00e9teli szerz\u0151d\u00e9st (SPA) al\u00e1\u00edrt\u00e1k \u00e9s kifizett\u00e9k.<\/p>\n\n<p class=\"wp-block-paragraph\">A tulajdonjog-\u00e1truh\u00e1z\u00e1si folyamatot <strong>tulajdonjog-\u00e1truh\u00e1z\u00e1si okiratnak<\/strong> nevezik <strong>, \u00e9s<\/strong> azt k\u00f6vet\u0151en hajtj\u00e1k v\u00e9gre, hogy mind a vev\u0151, mind az elad\u00f3 minden szerz\u0151d\u00e9ses \u00e9s ad\u00f3z\u00e1si k\u00f6telezetts\u00e9g\u00e9t teljes\u00edtett\u00e9k.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\">1\ufe0f\u20e3 <strong>A tulajdonjog \u00e1truh\u00e1z\u00e1sakor<\/strong><\/p>\n\n<ul class=\"wp-block-list\">\n<li>A v\u00e9tel\u00e1r teljes kifizet\u00e9se ut\u00e1n (vagy r\u00e9szletfizet\u00e9s)<\/li>\n\n\n\n<li>Az \u00f6sszes ad\u00f3 (b\u00e9lyegillet\u00e9k, H\u00c9A, \u00e1truh\u00e1z\u00e1si d\u00edj &#8211; ha van ilyen) megfizet\u00e9se ut\u00e1n.<\/li>\n\n\n\n<li>Ha az \u00e9p\u00edttet\u0151 vagy az elad\u00f3 k\u00fcl\u00f6n tulajdoni lapot \u00e1ll\u00edtott ki<\/li>\n\n\n\n<li>A megszerz\u00e9si enged\u00e9ly megad\u00e1sa ut\u00e1n (Miniszterek Tan\u00e1csa j\u00f3v\u00e1hagy\u00e1sa) &#8211; nem uni\u00f3s v\u00e1s\u00e1rl\u00f3k eset\u00e9ben<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">Az \u00fcgyv\u00e9d ezut\u00e1n beny\u00fajtja az \u00e1truh\u00e1z\u00e1si k\u00e9relmet a k\u00f6rzeti f\u00f6ldhivatalhoz.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\">2\ufe0f\u20e3 <strong>A f\u00f6ldhivatalhoz sz\u00fcks\u00e9ges dokumentumok<\/strong><br\/>A tulajdonjog \u00e1truh\u00e1z\u00e1s\u00e1hoz a k\u00f6vetkez\u0151 dokumentumokat kell beny\u00fajtani:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>Ad\u00e1sv\u00e9teli szerz\u0151d\u00e9s &#8211; az al\u00e1\u00edr\u00e1st\u00f3l sz\u00e1m\u00edtott 60 napon bel\u00fcl bejegyzik a f\u00f6ldhivatalban.<\/li>\n\n\n\n<li>A v\u00e9tel\u00e1r kifizet\u00e9s\u00e9nek igazol\u00e1sa (banki visszaigazol\u00e1sok \/ let\u00e9ti bizonylat)<\/li>\n\n\n\n<li>Elad\u00f3i tulajdonlap<\/li>\n\n\n\n<li>Ad\u00f3tisztas\u00e1gi bizony\u00edtv\u00e1nyok (amelyek igazolj\u00e1k, hogy az ingatlanon nincs ad\u00f3h\u00e1tral\u00e9k)<\/li>\n\n\n\n<li>A b\u00e9lyegillet\u00e9k \u00e9s a H\u00c9A megfizet\u00e9s\u00e9nek igazol\u00e1sa<\/li>\n\n\n\n<li>A vev\u0151 \u00e9s az elad\u00f3 szem\u00e9lyazonos\u00edt\u00f3 okm\u00e1nyai<\/li>\n\n\n\n<li>Nem uni\u00f3s v\u00e1s\u00e1rl\u00f3k eset\u00e9ben &#8211; a Minisztertan\u00e1cs \/ a ker\u00fcleti k\u00f6zigazgat\u00e1s j\u00f3v\u00e1hagy\u00e1sa.<\/li>\n<\/ul>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\">3\ufe0f\u20e3 <strong>Land Registry &#8211;
