omezen\u00ed po\u010dtu jednotek \/ velikosti nemovitosti<\/td><td>Mus\u00ed z\u00edskat povolen\u00ed (souhlas Rady ministr\u016f \/ povolen\u00ed okresn\u00ed spr\u00e1vy) podle z\u00e1kona o nemovit\u00e9m majetku (nab\u00fdv\u00e1n\u00ed cizinci) (kap. 109).<\/td><\/tr><\/tbody><\/table><\/figure>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\">2\ufe0f\u20e3 <strong>Povolen\u00ed k nabyt\u00ed \/ schv\u00e1len\u00ed Radou ministr\u016f<\/strong><br\/>Pokud kupujete nemovitost jako ob\u010dan jin\u00e9ho st\u00e1tu ne\u017e EU, mus\u00edte po podpisu kupn\u00ed smlouvy po\u017e\u00e1dat o <strong>povolen\u00ed k nabyt\u00ed<\/strong> (formul\u00e1\u0159 COMM 145) prost\u0159ednictv\u00edm p\u0159\u00edslu\u0161n\u00e9 <strong>okresn\u00ed spr\u00e1vy<\/strong>.<\/p>\n\n<p class=\"wp-block-paragraph\">Za toto povolen\u00ed se obvykle neplat\u00ed \u017e\u00e1dn\u00fd poplatek a jeho vy\u0159\u00edzen\u00ed trv\u00e1 2-3 t\u00fddny.<\/p>\n\n<p class=\"wp-block-paragraph\">K \u017e\u00e1dosti je t\u0159eba p\u0159ilo\u017eit tyto dokumenty:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>Mapa nemovitosti \/ pr\u016fzkum<\/li>\n\n\n\n<li>Kopie p\u0159edchoz\u00edho listu vlastnictv\u00ed<\/li>\n\n\n\n<li>Kopie stavebn\u00edho povolen\u00ed, pokud je\u0161t\u011b nebyly vyd\u00e1ny samostatn\u00e9 pr\u00e1vn\u00ed tituly.<\/li>\n\n\n\n<li>Kopie kupn\u00ed smlouvy (s p\u0159\u00edslu\u0161n\u00fdm kolkovn\u00fdm)<\/li>\n\n\n\n<li>P\u016fdorysy nemovitost\u00ed<\/li>\n\n\n\n<li>D\u016fkaz o finan\u010dn\u00ed zp\u016fsobilosti \u017eadatele<\/li>\n\n\n\n<li>Cestovn\u00ed pasy \u017eadatele a man\u017eela\/man\u017eelky<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">Povolen\u00ed je obvykle ud\u011bleno bez v\u011bt\u0161\u00edch probl\u00e9m\u016f, pokud je \u017eadatel seri\u00f3zn\u00ed a v\u0161echny dokumenty jsou spr\u00e1vn\u00e9.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\">3\ufe0f\u20e3 <strong>Omezen\u00ed po\u010dtu jednotek a velikosti<\/strong><br\/>Ob\u010dan jin\u00e9ho \u010dlensk\u00e9ho st\u00e1tu EU m\u016f\u017ee z\u00edskat povolen\u00ed k po\u0159\u00edzen\u00ed maxim\u00e1ln\u011b:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>Dv\u011b (2) bytov\u00e9 jednotky nebo<\/li>\n\n\n\n<li>Jedna bytov\u00e1 jednotka + obchodn\u00ed prostory do 100 m\u00b2, nebo<\/li>\n\n\n\n<li>Obchod + kancel\u00e1\u0159 do 250 m\u00b2<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">Tyto limity se vztahuj\u00ed celkem na jednotlivce nebo p\u00e1r.<\/p>\n\n<p class=\"wp-block-paragraph\"><strong>Pozemky:<\/strong> na pozemku, kter\u00fd nen\u00ed rozd\u011blen, lze zakoupit nemovitost o rozloze a\u017e 4 000 m\u00b2 pro stavbu obytn\u00e9ho domu pro osobn\u00ed pot\u0159ebu.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\">4\ufe0f\u20e3 <strong>Zvl\u00e1\u0161tn\u00ed p\u0159\u00edpady a v\u00fdjimky<\/strong><\/p>\n\n<ul class=\"wp-block-list\">\n<li>Pokud developer prod\u00e1v\u00e1 pozemek jako sou\u010d\u00e1st projektu, m\u016f\u017ee b\u00fdt pozd\u011bji rozd\u011blen, ale v souladu se schv\u00e1len\u00edm mus\u00ed b\u00fdt vyd\u00e1ny samostatn\u00e9 listy vlastnictv\u00ed.<\/li>\n\n\n\n<li>N\u011bkte\u0159\u00ed kupuj\u00edc\u00ed vyu\u017e\u00edvaj\u00ed jako vlastn\u00edka nemovitosti spole\u010dnost registrovanou na Kypru &#8211;
