ofici\u00e1ln\u00edm dokladem o vlastnictv\u00ed vydan\u00fdm okresn\u00edm pozemkov\u00fdm \u00fa\u0159adem.<br\/>Bez z\u00e1pisu v katastru nemovitost\u00ed nen\u00ed p\u0159evod pr\u00e1vn\u011b platn\u00fd, a to ani v p\u0159\u00edpad\u011b, \u017ee byla podeps\u00e1na a zaplacena kupn\u00ed smlouva (SPA).<\/p>\n\n<p class=\"wp-block-paragraph\">Proces p\u0159evodu vlastnictv\u00ed se naz\u00fdv\u00e1 <strong>Transfer of Title Deed<\/strong> a prov\u00e1d\u00ed se po spln\u011bn\u00ed v\u0161ech smluvn\u00edch a da\u0148ov\u00fdch povinnost\u00ed kupuj\u00edc\u00edho i prod\u00e1vaj\u00edc\u00edho.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\">1\ufe0f\u20e3 <strong>P\u0159i p\u0159evodu vlastnictv\u00ed<\/strong><\/p>\n\n<ul class=\"wp-block-list\">\n<li>Po \u00fapln\u00e9m zaplacen\u00ed kupn\u00ed ceny (nebo spl\u00e1tkov\u00e9ho kalend\u00e1\u0159e)<\/li>\n\n\n\n<li>Po zaplacen\u00ed v\u0161ech dan\u00ed (kolkovn\u00e9ho, DPH, poplatku za p\u0159evod &#8211; pokud se na n\u011bj vztahuje).<\/li>\n\n\n\n<li>Pokud developer nebo prod\u00e1vaj\u00edc\u00ed vydal samostatn\u00e9 listiny o vlastnictv\u00ed.<\/li>\n\n\n\n<li>Po ud\u011blen\u00ed povolen\u00ed k nabyt\u00ed (schv\u00e1len\u00ed Rady ministr\u016f) &#8211; pro kupuj\u00edc\u00ed mimo EU<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">Pr\u00e1vn\u00edk pot\u00e9 pod\u00e1 \u017e\u00e1dost o p\u0159evod na okresn\u00ed pozemkov\u00fd \u00fa\u0159ad.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\">2\ufe0f\u20e3 <strong>Dokumenty pot\u0159ebn\u00e9 pro katastr nemovitost\u00ed<\/strong><br\/>K p\u0159evodu vlastnictv\u00ed je t\u0159eba p\u0159edlo\u017eit n\u00e1sleduj\u00edc\u00ed dokumenty:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>Kupn\u00ed smlouva &#8211; registrovan\u00e1 v katastru nemovitost\u00ed do 60 dn\u016f od podpisu.<\/li>\n\n\n\n<li>Doklad o zaplacen\u00ed kupn\u00ed ceny (potvrzen\u00ed banky \/ potvrzen\u00ed o \u00faschov\u011b).<\/li>\n\n\n\n<li>Listina o vlastnictv\u00ed prod\u00e1vaj\u00edc\u00edho<\/li>\n\n\n\n<li>potvrzen\u00ed o da\u0148ov\u00e9m vyrovn\u00e1n\u00ed (potvrzuj\u00edc\u00ed, \u017ee nemovitost nem\u00e1 \u017e\u00e1dn\u00e9 da\u0148ov\u00e9 nedoplatky).<\/li>\n\n\n\n<li>Doklad o zaplacen\u00ed kolkovn\u00e9ho a DPH<\/li>\n\n\n\n<li>Identifika\u010dn\u00ed doklady kupuj\u00edc\u00edho a prod\u00e1vaj\u00edc\u00edho<\/li>\n\n\n\n<li>Pro kupuj\u00edc\u00ed ze zem\u00ed mimo EU &#8211; souhlas Rady ministr\u016f \/ okresn\u00ed spr\u00e1vy<\/li>\n<\/ul>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\">3\ufe0f\u20e3 <strong>Katastr nemovitost\u00ed &#8211; postup p\u0159evodu<\/strong><\/p>\n\n<ul class=\"wp-block-list\">\n<li>Pod\u00e1n\u00ed \u017e\u00e1dosti o p\u0159evod u p\u0159\u00edslu\u0161n\u00e9ho okresn\u00edho pozemkov\u00e9ho \u00fa\u0159adu (Larnaka, Limassol, Pafos, Nik\u00f3sie, Famagusta).<\/li>\n\n\n\n<li>\u00da\u0159edn\u00edk zkontroluje dokumenty, smlouvu, titul a zaplacen\u00ed v\u0161ech poplatk\u016f.<\/li>\n\n\n\n<li>Kupuj\u00edc\u00ed hrad\u00ed poplatky za p\u0159evod (je-li to relevantn\u00ed)<\/li>\n\n\n\n<li>Nov\u00fd list vlastnictv\u00ed je vystaven na jm\u00e9no kupuj\u00edc\u00edho.<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">\u23f1\ufe0f <strong>Typick\u00fd \u010dasov\u00fd r\u00e1mec:<\/strong><\/p>\n\n<ul class=\"wp-block-list\">\n<li>1-2 m\u011bs\u00edce pro dal\u0161\u00ed prodej (st\u00e1vaj\u00edc\u00ed titul)<\/li>\n\n\n\n<li>3-6 m\u011bs\u00edc\u016f pro nov\u00e9 stavby s nov\u00fdm titulem<\/li>\n\n\n\n<li>6-12 m\u011bs\u00edc\u016f, pokud se titul st\u00e1le d\u011bl\u00ed (nap\u0159. bytov\u00fd projekt).<\/li>\n<\/ul>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\">4\ufe0f\u20e3 <strong>Poplatky za p\u0159enos<\/strong><\/p>\n\n<figure class=\"wp-block-table\"><table class=\"has-fixed-layout\"><thead><tr><th>Hodnota nemovitosti (\u20ac)<\/th><th>Standardn\u00ed sazba<\/th><th>Sn\u00ed\u017een\u00fd (50 %)<\/th><\/tr><\/thead><tbody><tr><td>a\u017e 85 000<\/td><td>3 %<\/td><td>1.5 %<\/td><\/tr><tr><td>85,001 &#8211;
