a plat\u00ed se pouze jednou &#8211; p\u0159i z\u00e1pisu nov\u00e9ho vlastn\u00edka.<\/p>\n\n<p class=\"wp-block-paragraph\">Tento poplatek se uplat\u0148uje pouze v ur\u010dit\u00fdch p\u0159\u00edpadech &#8211; 170,000 \u20ac<\/td><td>5 %<\/td><td>2.5 %<\/td><\/tr><tr><td>v\u00edce ne\u017e 170 000 \u20ac<\/td><td>8 %<\/td><td>4 %<\/td><\/tr><\/tbody><\/table><\/figure>\n\n<p class=\"wp-block-paragraph\">\ud83d\udc49 V praxi se u n\u00e1kup\u016f bez DPH uplat\u0148uje pouze polovina t\u011bchto sazeb.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\">3\ufe0f\u20e3 <strong>P\u0159\u00edklad v\u00fdpo\u010dtu<\/strong><br\/>Kupuj\u00edc\u00ed kupuje nemovitost za 300 000 EUR, kter\u00e1 nen\u00ed p\u0159edm\u011btem DPH (dal\u0161\u00ed prodej).<\/p>\n\n<p class=\"wp-block-paragraph\">V\u00fdpo\u010det:<br\/>85 000 \u00d7 1,5 % = 1 275 \u20ac<br\/>85 000 \u00d7 2,5 % = 2 125 \u20ac<br\/>130 000 \u00d7 4 % = 5 200 \u20ac<br\/>\u27a1\ufe0f Poplatek za p\u0159evod = 8 600 \u20ac.<\/p>\n\n<p class=\"wp-block-paragraph\">\ud83d\udca1 Pokud by nemovitost m\u011bla DPH \u2192 poplatek za p\u0159evod = 0 \u20ac<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\">4\ufe0f\u20e3 <strong>Kdo plat\u00ed poplatek za p\u0159evod<\/strong><br\/>Kupuj\u00edc\u00ed (nikoli prod\u00e1vaj\u00edc\u00ed).<\/p>\n\n<p class=\"wp-block-paragraph\">Plat\u00ed se v den p\u0159evodu nemovitosti na okresn\u00edm pozemkov\u00e9m \u00fa\u0159ad\u011b.<\/p>\n\n<p class=\"wp-block-paragraph\">Platbu lze prov\u00e9st bankovn\u00edm p\u0159evodem nebo kartou.<\/p>\n\n<p class=\"wp-block-paragraph\">Bez tohoto poplatku katastr nemovitost\u00ed nevyd\u00e1 nov\u00fd list vlastnictv\u00ed na jm\u00e9no kupuj\u00edc\u00edho.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\">5\ufe0f\u20e3 <strong>Hodnota podle katastru nemovitost\u00ed<\/strong><br\/>Pokud je cena uveden\u00e1 ve smlouv\u011b ni\u017e\u0161\u00ed ne\u017e tr\u017en\u00ed hodnota, m\u016f\u017ee katastr nemovitost\u00ed stanovit vlastn\u00ed odhad na z\u00e1klad\u011b datab\u00e1ze katastru nemovitost\u00ed.<br\/>V takov\u00e9m p\u0159\u00edpad\u011b se poplatek za p\u0159evod vypo\u010d\u00edt\u00e1 z vy\u0161\u0161\u00ed hodnoty (tzv. odhadn\u00ed cena).<br\/>Kupuj\u00edc\u00ed se m\u016f\u017ee odvolat &#8211; podat \u017e\u00e1dost o nov\u00e9 ocen\u011bn\u00ed do 60 dn\u016f.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\">6\ufe0f\u20e3 <strong>Sn\u00ed\u017een\u00ed a v\u00fdjimky<\/strong><br\/>Sn\u00ed\u017een\u00ed o 50 % je od roku 2016 trval\u00e9.<\/p>\n\n<p class=\"wp-block-paragraph\">Osvobozen\u00ed: koup\u011b s DPH, d\u011bdictv\u00ed, dar, p\u0159evod mezi man\u017eely, p\u0159evod mezi rodi\u010di a d\u011btmi.<\/p>\n\n<p class=\"wp-block-paragraph\">Sn\u00ed\u017een\u00ed pro spole\u010dn\u00e9 n\u00e1kupy man\u017eel\u016f &#8211; ka\u017ed\u00fd plat\u00ed pouze podle sv\u00e9ho pod\u00edlu.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\">7\ufe0f\u20e3 <strong>Dal\u0161\u00ed poplatky za p\u0159evod<\/strong><br\/>P\u0159i registraci vlastnictv\u00ed mohou b\u00fdt \u00fa\u010dtov\u00e1ny dal\u0161\u00ed poplatky:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>Spr\u00e1vn\u00ed poplatek katastru nemovitost\u00ed: cca 50 &#8211; 100 \u20ac <\/li>\n\n\n\n<li>Not\u00e1\u0159sk\u00e1 osv\u011bd\u010den\u00ed (je-li t\u0159eba): 20 &#8211; 50 \u20ac<\/li>\n\n\n\n<li>Pr\u00e1vn\u00ed slu\u017eby: zahrnuty v odm\u011bn\u011b advok\u00e1ta (1-2 % z ceny)<\/li>\n<\/ul>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\">8\ufe0f\u20e3 <strong>Doba p\u0159evodu<\/strong><br\/>Po zaplacen\u00ed poplatku za p\u0159evod vyd\u00e1 katastr nemovitost\u00ed:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>potvrzen\u00ed o p\u0159evodu,<\/li>\n\n\n\n<li>pak nov\u00fd Title Deed (osv\u011bd\u010den\u00ed o vlastnictv\u00ed) na jm\u00e9no kupuj\u00edc\u00edho.<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">Obvykl\u00e1 doba: 1 a\u017e 3 m\u011bs\u00edce od pod\u00e1n\u00ed \u017e\u00e1dosti, v z\u00e1vislosti na m\u011bst\u011b a projektu.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>\ud83c\udfdb\ufe0f Z\u00e1kladn\u00ed informacePoplatek za p\u0159evod je poplatek, kter\u00fd se plat\u00ed p\u0159i p\u0159evodu vlastnictv\u00ed nemovitosti na okresn\u00edm pozemkov\u00e9m \u00fa\u0159ad\u011b.Je obdobou &#8222;dan\u011b z p\u0159evodu nemovitosti&#8220;
